FSBO vs. Expired Listings: Which Leads Convert Better?
By MLE Team
Two of the highest-intent lead sources in real estate are For Sale By Owner (FSBO) listings and expired listings. Both signal a motivated seller — but they convert very differently, and knowing which to prioritize can double your return on time.
What makes each one valuable
FSBO sellers have already decided to sell. They're just trying to avoid paying a commission. That means the objection is clear from the first call, and your job is to prove your value is worth the fee.
Expired listings are different. These sellers wanted an agent — the home simply didn't sell. They're often frustrated, price-aware, and ready to relist with someone who has a better plan.
The conversion difference
- FSBOs convert on persistence and value. Expect to follow up several times before they concede that an agent gets them more, faster.
- Expired listings convert on timing and confidence. Reach them within 24–48 hours of expiration with a concrete relist strategy and your close rate climbs sharply.
Where top agents focus
The best-performing agents don't choose one — they sequence them. Expired listings first (higher urgency, warmer to agents), FSBOs second (steady volume, longer nurture).
The lead that closes is rarely the one you called once. It's the one you called at the right moment, with the right plan.
With Memphis Lead Exchange, you get both sources plus the training and system to actually work them — because a lead is only valuable if you know what to do with it.
