How to Win More Listings With Expired Leads

Expired listings are one of the most underrated sources in real estate. The seller already committed to selling and already trusted an agent — the process just broke down. That makes them warm, motivated, and reachable, if you approach them the right way.

Why they didn't sell

Most expired listings come down to three things: price, presentation, or marketing. When you call, your job isn't to criticize the last agent — it's to show you understand exactly why the home stalled and how you'll fix it.

The first-contact framework

  1. Lead with empathy. "I saw your home came off the market — that's frustrating after all that effort."
  2. Show you did your homework. Reference the neighborhood, recent comparable sales, and days on market.
  3. Offer a concrete plan. A price correction, new photography, or a targeted campaign — something specific, not "I'll work hard."
  4. Ask for a short meeting, not a signature. Lower the commitment and you'll get more yeses.

Timing is everything
